PODERE MONTACUTO

Podere Montacuto is strategically located, nestled in the countryside yet close to major services and only 4.5 km from the sea.
It is the perfect setting for vacations with family and friends, including pets, who are always welcome.
The villa is exclusively available for private use, with pricing adjusted based on the number of rooms and spaces required to ensure a comfortable stay for guests.
The structure can accommodate from a minimum of 4 to a maximum of 24 people.
The main farmhouse consists of 3 apartments, spread over two floors, with each floor having an independent entrance. There are 10 en-suite bedrooms, accommodating up to 20 guests. 
The complex is completed by the annex.

Main House:
North-Side Apartment
This apartment is on a single floor and has 3 en-suite bedrooms, or 4 if connected to the South-side apartment via a passage room. Its capacity ranges from 6 to 8 people.

Layout:
Spacious living room with table and TV.
Small kitchen with dishwasher and refrigerator.
One double bedroom with private bathroom with shower.
One twin or double bedroom (as needed) with private bathroom with shower.
Another double bedroom with private bathroom with shower.
On the left side, a double bedroom has a bathroom with a shower and a walk-in closet located on a higher level, accessible via a staircase.

Outdoor Space:
In front of the North-side entrance, there is a large shaded porch furnished with a table and chairs. 

South-Side Apartment
This apartment spans two floors and can have 3 or 4 bedrooms, accommodating 6 to 8 guests.

Ground Floor:
Large entrance, living room, and kitchen.
The kitchen has an entrance from the north-side garden and is equipped with a 5-burner stove, large refrigerator, dishwasher, and a 60 cm electric oven.
In front of the kitchen, a spacious shaded porch is furnished with a table and chairs.

Bedrooms on the groun floor:
One double bedroom with a private bathroom with shower and independent access from the garden.
One twin or double bedroom (as needed) with a private bathroom with shower. This room can also connect to the North-side apartment.

First Floor:
One double bedroom with a private bathroom with a bathtub/shower.
One double bedroom with a private bathroom with a shower and a walk-in closet located on a higher level, accessible via a staircase. 

West-Side First Floor Apartment
This apartment, located on the first floor with a panoramic terrace, has 3 en-suite bedrooms and accommodates up to 6 people.
The entrance is on the west side, leading to a staircase that takes you to the first floor. The terrace offers breathtaking views of fields and woods and is perfect for relaxation or dining. 
The eat-in kitchen is equipped with a 5-burner stove, refrigerator, dishwasher, and a table with chairs. It opens directly onto the panoramic terrace, furnished with a table, chairs, and two large manual awnings.

Bedrooms:
Two twin bedrooms with private bathrooms (one with access to the panoramic terrace).
One double bedroom convertible into a twin, with a private bathroom with a shower. This room is located at the end of a corridor that starts from the kitchen.

Dependance
The dependance is an independent building next to the main farmhouse.
Two en-suite bedrooms, accommodating up to 4 guests. One of the bedrooms is designed for individuals with disabilities.
The spacious kitchen is equipped with two stovetops and opens onto a porch where a large table for 22-24 people can be set up.
The dependance also includes an independent laundry room and a porch perfect for group gatherings.

Pool and Garden
The fenced pool (7x14 meters, 110 cm deep) features two gated entrances, a large sunbathing area with loungers, deck chairs, umbrellas, and an outdoor shower.
The garden surrounds the entire property and includes a large BBQ with a wood oven, two pergolas with tables and chairs, and a ping pong table for leisure activities.
